WHAT IS A LOAN MODIFICATION?

1*The goal of a loan modification is to lower your monthly payment.
2*This is done by reducing your Interest Rate
3*Also by converting your Adjustable loan to a Fixed rate
4*A loan modification can also reduce your total principal amount (if applicable)

A loan modification is the process through which your mortgage company agrees to alter the structure of your loan. Many times your lender might change your adjustable rate to a lower fixed rate  or extend the term of your loan by reducing your monthly payment.
        They do this as an alternative to the expensive and time-consuming process of foreclosure. Each Mortgage Company has their own set of process through which they decide whether to accept a loan modification., And while there are many similarities, each has its own requirements for approval. As a third party mediator, we have distinct advantages in negotiating with your Mortgage Company. Once we contact the Mortgage Company, they will issue a "work-out package". This is your lenders list of instructions and requirements for considering a modification.
        Your lender will likely require additional information, which we will collect from you, and review before we submit it on your behalf. It is very important that you do not discuss anything with your lender from here forward. Should one of them contact you please inform them that Devine Intervention Consulting Corp, will be handling all negotiations, and that you would prefer they deal with us. We understand that this is a stressful time and we want you to feel free to ask any questions.
